The opportunity
3–5% Typical Australian ROI range
12–17% Typical Bali ROI range

Australian property keeps getting more expensive, and the returns keep shrinking. Bali tells a different story.

Most people who reach out to us start in the same place — Bali still feels unfamiliar, and that's completely normal. But the reality is different: Australians are already the single largest group of foreign buyers here, and interest keeps accelerating as Indonesia streamlines the legal pathway for foreign investors — clearer company registration, tighter enforcement against unlicensed operators, and a far more established process than even a few years ago. It's becoming a genuine, well-trodden way to build wealth abroad — including through SMSFs, with the right advice.

Lombok is smaller and earlier-stage — real potential, but not yet Bali's equal. We track it closely and bring it to clients only where it genuinely fits.

Safe investments. Informed decisions. Lasting value.

Why it's different

Buying property here isn't like buying at home.

Foreign investors can't hold freehold land title in Indonesia. Getting the structure and paperwork right is the difference between a safe investment and an expensive lesson.

01

Ownership structure

Leasehold, Hak Pakai, or a PT PMA company — each has different rights, costs, and risk profiles. We help you choose the right one.

02

Legal & notary process

Every transaction runs through a licensed notary/PPAT. We work only with vetted, independent legal partners — never a seller's own notary.

03

Land & title verification

Certificate status, zoning, and boundary disputes are common blind spots. Every property we bring you has been physically and legally checked.

04

Currency & repatriation

Moving money in and out of Indonesia has its own rules and timing. We help you plan for it before you commit, not after.

Jamie Humphrey
About

Jamie Humphrey

Jamie's path to Bali wasn't conventional. At 21, he left home to work as a PADI scuba diving instructor across Southeast Asia — Thailand shaped his early years in the region, but Bali is what stole his heart. He's been back and forth ever since, and remains most invested in what happens here next.

His own path into property started from necessity — learning how to invest safely in a foreign market on a diving instructor's income. That journey took him from struggling to find his own foothold to owning multiple properties across Asia, and has since seen him help investors purchase millions of dollars' worth of property across Bali and Lombok.

Outside of property, Jamie's also behind a passion project in the UK — building technology that connects therapists with people who might not otherwise have had access to mental health support.

Every client relationship starts the same way: an honest conversation about goals, budget, and risk tolerance — before any property is ever discussed.

How it works

A clear, five-step process.

01

Introductory call

We talk through your goals, budget, and timeline — no obligation, no pressure.

02

Property sourcing

We shortlist options that match your brief, on or off market, across Bali and Lombok.

03

Due diligence

Independent, on-site verification of land status, zoning, and legal standing before you commit.

04

Structuring & purchase

We coordinate the legal structure, notary, and contracts through to settlement.

05

Ongoing management

Property and rental management for investors who aren't based in Indonesia year-round.

Bali & Lombok

Bali first. An early eye on Lombok.

The large majority of what we do is in Bali. Lombok is a smaller, earlier-stage opportunity we track closely — not an equal alternative, but worth understanding if it fits your goals.

Rice terraces in Bali

Bali

  • Established rental demand and infrastructure
  • Deep legal and construction precedent
  • Higher entry price, more competitive market
Turquoise coastline in Lombok

Lombok

  • Earlier-stage market, lower entry point
  • Government-backed development around Mandalika
  • Fewer comparables — greater need for due diligence
What clients say

"Jamie supported me and my wife through our first property purchase in Canggu, Bali. He was really thorough about us understanding the market and process first, then doing a proper period of due diligence before making any formal commitment. We're already looking at our next opportunity with him, and we're sure we'll work together for years to come."

FAQ

Common questions from Australian investors.

Can foreigners own property in Indonesia?+

Not freehold, no — but there are legitimate structures available, including long-term leasehold, Hak Pakai (right of use), and ownership via a PT PMA (foreign-owned company). We'll walk you through which fits your situation.

How do I know the land title is legitimate?+

Every property we bring to a client goes through independent verification of certificate status, zoning, and boundaries — separate from the seller's own paperwork.

Do I need to be in Indonesia for the purchase?+

Not necessarily — many steps can be handled remotely with power of attorney. If you'd like to see a property in person before committing, we can organise that for you.

How do I move money in and out of Indonesia?+

Currency transfer and repatriation both have specific rules and timing considerations. We help you plan for this upfront, alongside independent financial advice.

What ongoing costs should I expect?+

Beyond the purchase, ongoing costs typically include land/building tax, property management, and maintenance. We give you a clear picture before you commit, not after.
